Corporate travellers are purchasing standard rates most often as negotiated static/flat rate bookings fall by a third

A recent analysis of COVID-19’s impact on corporate hotel stays by TRIPBAM has identified some key trends. The findings from the first edition of a new report series, the TRIPBAM Quarterly Market Report, has discovered that Hilton is gaining market share over competitor Marriott among corporate travellers and travel patterns are shifting away from city centres toward more suburban and rural properties. The report, which will analyse a fresh set of data and market trends in each instalment, interestingly found that corporate travellers are booking negotiated static/flat rates less often (down -37% year over year) and are instead booking standard rates the most (up +46% year over year). Additionally, the average star rating of hotels booked was found to decreased by 0.4 compared to last year, while the average length of stay increased by one day to 3.6 days and the average number of days booked in advance increased by five days year over year, from nine to 14 days.


Dusit to deliver first branded property into Kuwait in late 2023

Dusit International has signed a hotel management agreement with Al Fajer International Holding Company, a Kuwait-based private real estate company, to operate the Dusit Princess Mahboula Kuwait – the first Dusit- branded hotel in the country. The new hotel will comprise 180 hotel rooms and 70 serviced apartments branded under Dusit International’s upper midscale Dusit Princess brand. The property is located in the Mahboula district, an industrial and commercial coastal area just 25 minutes by car from both the city centre and Kuwait International Airport. Due to open in 4Q 2023, the new property will be equipped to meet the needs of both transient and long-stay guests, including associates of local oil and gas companies seeking comfortable and convenient lodgings near their places of work. The property’s serviced apartments have been specifically designed for families. Alongside an all-day dining venue, a specialty restaurant, and a lobby lounge, the property will offer a swimming pool, a 900 square metre gym and Dusit’s signature Namm Spa providing a wide range of wellness therapies and treatments. Four meeting rooms with capacity for 120 people, and a ballroom accommodating up to 350 guests, will cater to the local corporate and events market. Situated overlooking the Arabian Gulf just south of the Fintas district, the property will also put guests within easy reach of popular local attractions. Dusit’s portfolio now includes 340 properties operating under six brands across 15 countries. In the Middle East, the company currently operates seven hotels and is on course to open two more this year.


IHG Hotels & Resorts debuts Holiday Inn Chandigarh Zirakpur, its second property in the Punjab and Haryana state capital

IHG Hotels & Resorts has opened the doors to the newest hotel in India – Holiday Inn Chandigarh Zirakpur in association with ABC Sites Pvt Ltd. Featuring 131 keys with scenic city views, the hotel is located on Chandigarh- Ambala highway connecting the city of Chandigarh to all famous landmarks and attractions in the Northern belt. Distanced just 20 minutes away from the Chandigarh International Airport and 25 minutes from the Chandigarh Railway Station, the hotel will appeal to leisure and business travellers alike. Supporting corporate functions the new hotel provides an expansive indoor and outdoor space for corporate and social gatherings comprising of a 8,000+ square foot poolside terrace on the 14th floor that gives a 360-degree view of the city and 26,000 square feet of banqueting space, including a 7,200 square foot pillar-less grand ballroom.


Hilton signs agreement to add ten further properties to its German portfolio

Hilton has reached agreement with property management company Signo Hospitality to develop 10 new hotels in Germany over the next five years. The agreement extends into Austria and Switzerland and focuses on Hilton Garden Inn, Hampton by Hilton and Motto by Hilton brands. The first two properties to open under the agreement will be Hilton Garden Inn Herne and Hampton by Hilton Bottrop. Both hotels will be the first from Hilton in their respective cities, which sit in Germany’s industrial centre in the Ruhr valley. The 154-key Hilton Garden Inn Herne will be the first Hilton-branded hotel in Herne, a major hub for Germany’s chemicals, machinery and transport industries. The hotel will be located in Shamrock Park, a growing business park just 800m from the city centre. The 108-key Hampton by Hilton Bottrop is prominently located in the city’s centre on Berlin Square and is well-positioned to capture both business and leisure demand in the area. Hilton has a portfolio of 33 trading hotels in Germany, which is expected to expand by around 50% based on the current pipeline. Germany is Hilton’s second-largest market in Continental Europe, with properties in every major city, spanning five brands, including Waldorf Astoria, Curio Collection by Hilton, Hilton Hotels & Resorts, Hilton Garden Inn, and Hampton by Hilton.


Moxy Miami South Beach brings accommodation inspired by the Clyde Mallory Line overnight ferry

The US city of Miami is home to the Moxy Miami South Beach, the latest arrival from Marriott International’s playful accommodation brand. The 202-room property is described as offering a design that blends “the glamour of midcentury Havana, the artistry of contemporary Mexico City, and a tropical vibrancy that’s unmistakably Miami”. The opening comes at a pivotal time for Miami Beach, which is repositioning its traditional entertainment district as the new “Art Deco District” – a reimagination of the historic neighbourhood. Situated at a cultural crossroads, nearby landmarks include the Miami Beach Convention Center, Wolfsonian-FIU Museum, Miami Beach Cinematheque, Fillmore Miami Beach at the Jackie Gleason Theater, and The Webster boutique. The hotel’s 202 rooms include King, Double Queen, or Quad Bunk options, as well as residentially styled suites. All are dressed in vivid Miami hues and bathed in sunlight thanks to floor-to-ceiling windows. Inspired in part by the Clyde Mallory Line, an overnight ferry service between Miami and Havana that operated in the 1940s and ‘50s, the rooms resemble ocean liner staterooms with some ingenious, space-maximising storage solutions. The hotel’s eighth-floor rooftop bar, named The Upside, has a shallow lounging pool, alfresco movie screening area, whimsical seating options, and 360-degree panoramic views of the ocean and Miami Beach.


Data metrics – latest performance insights from STR

  • In 2020, the absolute occupancy and RevPAR levels were the lowest on record in Ecuador. The lowest occupancy levels were recorded in Jun-2020 (8.3%), but levels had improved almost four-fold by Dec-2020 (30.0%). In comparison with 2019, occupancy was down -56.0% to 26.3%, ADR declined -17.8% to USD76.29 and RevPAR fell -63.9% to USD20.09.
  • Each of the three key performance metrics were the lowest for any year on record in the Netherlands. Occupancy in the country fell to a low point in Apr-2020 (8.5%) but improved to as high as 44.2% in Aug-2020 thanks to domestic demand during the summer holidays. However, reflecting the impact of a new lockdown, Dec-2020 occupancy (14.2%) was the lowest for the country since May-2020. In comparison with 2019, occupancy was down -60.3% to 30.0%, ADR fell -24.1% to EUR93.06 and RevPAR declined -69.8% to EUR27.96.
  • The absolute occupancy and RevPAR levels in 2020 were the lowest for any year in the Philippines, while ADR was the lowest since 2004. Jun-2020 proved to be the country’s worst month in terms of occupancy with just over one in four rooms occupied (27.0%).In comparison with 2019, occupancy was down -37.6% to 42.6%, ADR declined -32.0% to PHP3,689.33 and RevPAR fell -57.6% to PHP1,572.32.
  • Each of the three key performance metrics were the lowest for any year in the United Arab Emirates (UAE) in 2020, but performance toward the end of the year pulled closer to pre-pandemic levels. Dec-2020 occupancy (67.4%) and RevPAR (AED371.24) were the highest in the country since Feb-2020. In comparison with 2019, occupancy was down -29.3% to 51.7%, ADR slipped -16.5% to AED418.83 and RevPAR fell -41.0% to AED216.45.

News briefs – bitesize updates of latest industry news and developments

  • The new AC Hotel by Marriott Maui Wailea well welcome its first arrivals in Apr-2020, the brand’s first property to open in the Hawaiian Islands. Nestled on three acres of lush gardens, the four-storey hotel’s design is inspired by its surrounding environment. It features 110 guestrooms with 12 suites, a business centre, a fitness area and an infinity-edge pool complete with a poolside tiki bar and cabanas.
  • Create Developments has signed a franchise agreement with Accor Hotels to develop a 251 room hotel at Edinburgh Airport operated under Accor’s budget ibis brand. Works will commence in late 2021 and be completed and the hotel commissioned in early 2023.
  • The Azure Palm Hot Springs Resort & Day Spa Oasis, located within California’s Desert Hot Springs area, has installed a high-speed guest Wi-Fi network from Hotel Internet Services (HIS) ahead of its Mar-2021 opening. The property features 40 rooms with relaxation-enhancing amenities that include in-room mineral water soaking tubs and balcony views of the majestic Mount San Jacinto
  • Sunwing Travel Group’s hotel division Blue Diamond Resorts (BDS) has signed an agreement with Marriott International to combine brand concepts and offer vacations to customers. As part of the agreement, 19 of BDS’ properties will become part of Marriott International’s Autograph Collection by mid 2021. This covers properties in Antigua, Costa Rica, Dominican Republic, Jamaica, Mexico and St Lucia.
  • Fastpayhotels, the B2B accommodation distribution platform, announced an agreement to absorb all distribution contracts, hotels and technology connections from North America Destinations. Through this agreement, more than 300 clients in the USA, Canada, Brazil, Argentina, Chile, Paraguay, Uruguay and Colombia will begin to benefit from 38,000 directly contracted hotels in more than 78 countries.
  • The Henderson Beach Resort, located along Northwest Florida’s popular beaches, has partnered with Nuvola and Springer-Milller Systems, to launch the technology providers’ new integrated communications tool. The Henderson Beach Resort is the first to have deployed Nuvola’s Guest Chat and Concierge complete with Springer-Miller fused technology. The deployment of the integrated communications tool will enable the resort to create customisable guest experiences while enhancing operational processes.
  • Hotelbeds has announced a partnership with Google Cloud that allows its API clients – tour operators, retail travel agent chains, airlines and point redemption schemes – to benefit from increased flexibility, uptime and reliability due to the platforms auto-scaling architecture. This has already resulted them benefiting from a reduction in response times by up to 7%, helping to increase conversion rates, reports the bedbank.
  • The Hyatt House Portland / Beaverton has opened as the first Hyatt House branded hotel in Beaverton. Developed as a joint venture by NewcrestImage and the Canterbury Hotel Group, the property is conveniently located in Beaverton’s downtown central business district near City Hall and provides guests the service and convenience of hotel living with the casual comforts of home. It houses 125 guestrooms across its five storeys, including 13 apartment-style Kitchen Suites with fully equipped kitchens.
  • The Hyatt Place Fort Worth/TCU has opened, a six storey, 150-room hotel is the first and only hotel to be located right next to the campus of Texas Christian University (TCU). The new hotel provides 3,500 square feet of meeting and event space and Lot 12, an expansive rooftop bar overlooking the TCU campus, along with two Top Golf Swing Suites. Its location means it is also conveniently located for the Fort Worth Medical District and downtown Fort Worth.
  • Icelandair Group has reached agreement with Berjaya regarding the sale of its remaining 25% share in Icelandair Hotels. The purchase price for the share is USD3.4 million and will be payable at delivery of shares when the agreement has been completed. Following the transaction, Icelandair Hotels is expected to work on rebranding its hotels and cease the usage of the Icelandair trademark.
  • Jurny, a developer of tech-based management solutions for independent hotels and multi-family building owners, plans to boost its global footprint four-fold in 2021 after recording a similar strong rate of growth in 2020. It now is involved with 500 units across eight cities in four countries, a portfolio that delivered an average occupancy of 72% and an ADR of USD117+ as of Jan-2021
  • Karisma Hotels & Resorts has confirmed a planned Jun-2021 opening for the Nickelodeon Hotels & Resorts Riviera Maya in Mexico. The property will feature 280 oceanfront swim-up suites, incorporating family-friendly amenities and playful design elements including art pieces pulled from beloved show archives and furnishings inspired by Nickelodeon’s iconic colours and current and past characters.
  • Marriott Bonvoy has released a redesigned, more intuitive version of its mobile app in anticipation of increased desire and demand for travel this year. Featuring new travel shopping options based on inspiring destinations and access to more of Marriott’s travel offerings as well as destination tours and activities, the app aims to offer members even more personalised recommendations and offers.
  • MG Bedbank, a global B2B hospitality marketplace, has entered into a strategic partnership with hotel distribution provider, eRevMax, that will enable eRevMax’s hotel customers to push direct rates and availability to MG’s global network of B2B travel sellers. MG will employ eRevMax’s technology to allow hotels to update rate and availability and receive reservations generated in the platform delivered in their hotel systems in real-time.
  • Barceló Hotel Group has opened its fifth property in the UAE, the 365-room Occidental Al Jaddaf. Situated in the mainly residential site of Dubai Culture Village, an up-and-coming lifestyle destination, the property offers good access to Healthcare City, Downtown Dubai, La Mer and Dubai International Airport, making it a good option for business travellers. Its room count includes 66 suites with a third housing a spacious outdoor terrace with panoramic city views.
  • PointCentral has announced a new integration with Hostfully, an end-to-end property management platform, that improves keyless access and smart property automation management. Under the system property managers can offer contactless check-in to incoming guests through an automated data transfer between PointCentral and Hostfully that creates and sends smart lock access codes to guests based on reservation dates.
  • The new Premier Inn Sandown Seafront will open to guests on 26-Feb-2021. The 100-bedroom property is located on Sandown Esplanade on the Isle of Wight, off England’s southern coast. The property will be the third Premier Inn hotel on the Isle of Wight and the first hotel on the island to feature the family friendly Cookhouse & Pub restaurant format.
  • The Six Senses Botanique has opened in Brazil, located 2.5 hours from Sao Paulo and 3.5 hours from Rio de Janeiro at the confluence of three river valleys in the heart of the Mantiqueira Mountains, known as the “mountains that weep” due to the abundance of springs and rivers. The property currently offers seven suites in the main hotel and 11 private villas dotted in the hills around it. A further 16 villas are planned, constructed off-site in a modular manner using local materials and sited to minimise their impact on the surrounding flora and fauna. There will also be 37 branded residences, constructed using an eco-friendly modular approach, available for purchase off-plan.
  • UAE hospitality management company STORY Hospitality has launched its innovative property approach in the Seychelles with its STORY (Seychelles) flagship beachfront resort nestled in a privileged location in the north of Mahe, Seychelles’ principal island. Aiming to “challenge the established norms of the hospitality industry” the brand is all about creating ‘stories’ for its guests “not only to relish, but also to participate in during their stay”. Located on Beau Vallon beach, the property features 100 rooms comprising villas and suites, a spa and no less than seven different dining venues.
  • Virgin Hotels confirms its new Virgin Hotels Edinburgh is making headway and is expected to open in 2022. Construction is said to be “currently progressing well” in both the landmark India Buildings at 1-6 Victoria Street and the new Southern extension, which is nearing completion to the 10-storey. The hotel will feature 225 Chambers and Grand Chamber Suites; multiple dining and drinking outlets, including, Commons Club, as well as numerous meeting spaces.
